Heritave is a commercial real estate investment and advisory platform — investing alongside and managing capital on behalf of private and institutional clients in addition to providing advisory services. Our company brings deep transactional experience across all major property types — including industrial, multifamily, hotel, retail, and office — spanning individual assets, large portfolios, mergers and acquisitions, and real estate operating platforms. Across acquisitions, dispositions, and financings, we have been involved in more than $20 billion of transactions.
What sets us apart is a perspective built across multiple market cycles, property types, and geographies. Having operated through periods of expansion, dislocation, and recovery across every asset class and in most gateway, primary, and secondary markets across the U.S., we understand how relative value shifts over time — and how to identify where the best risk-adjusted opportunities exist at any given point in the cycle. That cross-sector, cross-cycle fluency is what allows us to guide clients toward the right asset type, at the right time.
Todd Hargreaves - Founder & Managing Partner
Todd's career spans executive leadership roles at various national real estate platforms. As President and Chief Investment Officer of a publicly traded REIT, he oversaw all investment and operational activity across a multi-billion dollar portfolio of hotel and retail assets. As Head of Acquisitions of a publicly traded alternative asset management firm, he was responsible for leading M&A and property acquisitions that helped grow the platform to over $40 billion in assets under management. Todd has also held management positions in the commercial mortgage lending and real estate group at a global insurance company. His deep understanding of diverse property types, capital structures, and market cycles directly shapes Heritage's investment approach.
Todd obtained a Bachelor of Science degree with a concentration in Finance from Lehigh University in 2001, and later earned his Masters of Business Administration from Bentley University in 2005.
